my first question is if the application is not Java based app?

Other than that, I personally would go with a VM running on Sway for this application.
That seems like cleanest solution to me. I'm not aware of a way how to temporary run
Xorg session on your machine except dual-boot or DE next to Sway which will pollute your
system.
