You can either use Mutter API (several utilities can do that, not only the built-in tool) or newly PipeWire. Works both on Wayland and Xorg. Screen recording (or more precisely providing apps with screen frames) is not something Wayland as a protocol covers and plans to cover.
Then it's time to port vino to PipeWire, so I don't have to disable Wayland on all the systems I install.
